Dan's Projects

 

At the heart of Dan's interest in real estate is a desire to design, build, update and renovate. Dan loves his client's projects as much as his own, and will take the initiative to share his knowledge: helping with City permit approval process, contractor interviewing, and providing a fresh set of eyes to review the validity of a budget and timeline. Dan is about the details - he doesn't just give you guidance on trending housing concepts, floorplans and material selection, he'll encourage you to consider really important things like light exposure, grade, storage space, spacial praticality, even feng shui considerations, so you address your immediate living dream with longterm resale maximization. Dan demands quality and knows the price you should pay for proper workmanship and correct cost for building materials. Below are some of Dan's most recent projects.....

East Vancouver Laneway

In 2013, Dan and his wife Vanessa embarked on the building of a laneway house on the back of their property in East Vancouver. Dan loves the idea of creating an additional rental income source or an alternative living option within the same property. Vancouver's community plan has shifted the zoning to encourages multi-dwelling, higher density living. Dan being an early adapter to urban development trends seized the opportunity to do another project.

The craftsman exterior was inspired by Cape Cod and Nantucket cottages with circular windows, greywashed shingles and limestone, but modernized with concrete outdoor living space.

The minimalist interior utilized high quality materials: oak herringbone floors, stone, textured italian plaster, marble, and matte brass hardware with a warm white colour palette that casts a beautiful glow.

Yaletown Condo

In 2012, after 1 1/2 years of searching for a luxury condo, Dan helped his client purchase and renovate a 37th floor 3 bedroom, 2 bathroom, 1100 sqft Yaletown apartment with a 180 degree covered circular deck that overlooks False Creek, Yaletown and the Downtown core. Dan stickhandled the city permit application and approval, coordinated the custom kitchen, bathroom, flooring and fixtures purchase and managed the contractor on behalf of his client. 

Dalhousie Duplex

Dan is passionate about real estate in Vancouver and owns several properties across the lower mainland. He and his wife, Vanessa, both graduated from the University of Victoria, and the city remains a very special place for them. They love the city for the old world charm and the great weather, but also for its economic growth potential. In 2016, Dan and his wife Vanessa purchased a duplex in beautiful Oak Bay, Victoria steps from the community gem - Willows Beach.

In 2017, Dan began a cosmetic renovation on one half of the property and completed the following:

  • New kitchen with butcher block counters
  • New bathrooms including waterfall caesarstone countertops and a herringbone tile feature wall
  • Refinished oak hardwood floors
  • New wool berber carpet
  • Refinished basement
  • Handpicked vintage furnishings from Consignment Canada
  • Upgraded electrical panels to 100amp
  • Removal and decontamination of 2 underground oil tanks
  • Heat on demand water
  • Gas heated dryer

Dan and Vanessa hope to renovate the other side of the duplex, but for now they have long-term tenants occupying this investment property.
